We pride ourselves on the availability and accessibility of our management team! We are here to ensure your Palms of Kilani experience is as wonderful as possible with friendly team members ready to assist!
At Palms of Kilani, we have an onsite maintenance team ready to assist Monday through Saturday, and on call for emergencies like fire or flooding! Submit a maintenance request through the online portal or get in contact with the office if you have questions about your request.
Our service technicians are able to provide assistance while you're enjoying life in Wahiawa! You do not need to be present for your maintenance request to be addressed, but if you would prefer to be there, youre more than welcome.
To get assistance as quickly as possible, place a work order through the online portal or contact our team of management professionals.
If you find yourself locked out during business hours stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, you can call our emergency maintenance line, or contact a locksmith if necessary.

Palms of Kilani is proudly pet-friendly! We permit dogs and cats and up to 2 pets per home. Contact our leasing team with any questions about weight requirements or pet rent!
In each of our Wahiawa apartments, you'll find energy-efficient appliances in the kitchen, including a fridge/freezer, stove/oven, and deep sink with pull-out nozzle, and garbage disposal so you can cook to your heart's content in your kitchen with luxe finishes and spend more time doing what you love. Our Wahiawa apartments are unfurnished meaning they are a blank canvas for you to create. Fill your space with what matters most.
ADMINISTRATIVE & LEASING
We aim to approve all applications as soon as possible. If you have questions about the status of your application, please call our leasing team!
At Palms of Kilani, paying rent is made easy. You can choose to make your payments online with a bank account, debit, or credit card, or our office team is able to accept personal checks or certified funds!
When living at these Wahiawa, HI apartments, Renter's Insurance is required. We offer a master policy for all our residents, or you may supply your own 3rd party policy. For more information on Renter's Insurance, contact our leasing team who would be happy to discuss!
If your situation changes, we offer buy-out options with a lease termination fee! When you need our assistance, please call our leasing team to discuss your options for leasing changes.
To set up your utilities, contact PROVIDER online or by phone. If you have any questions about setting up your utilities, please contact our leasing team!
Utilities such as water, trash, sewer, electricity, and all others utility fees, will be the responsibility of the resident and are not included in the rent. You will contact Hawaiian Electric directly to establish your electricy account.
LOCATION & DIRECTIONS
We offer excellent locations for public transportation. Uber, Lyft, and well-known bus lines are right within reach at Palms of Kilani.
Great schooling and education are right around the corner as we are located in SCHOOL DISTRICT School District.
Stop by and find your new home! From town take KAMAHAMAHA Highway to Kilani Ave. and turn right. We are 3 blocks down on the left at 1060 Kilani Avenue.

We accept both appointments and walk-ins. In order to get the full experience of these Wahiawa apartments, schedule a tour to prevent any wait time and to ensure you can ask all the questions about your new home.
Your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.
Our community is located in the heart of Wahiawa, and due to the urban environment noise levels are expected to be moderate.
Being located in the heart of Wahiawa means access to everything you need is yours! We have many grocery stores, restaurants, and shopping centers right nearby. Grab your fresh groceries at Foodland Wahiawa, Hawaiian Vinegar and Spice Co., or Schofield Main Exchange, before heading to your apartment to cook your latest favorite recipe. Meet up with friends on the weekend and fill your oversized closet with new finds from the shopping centers right nearby like Wahiawa Shopping Center. That is just the beginning! We want our residents to make their space just like home. We ask upon move out that the unit is returned to exactly as it was upon move-in to prevent any fees.
Palms of Kilani does not have additional monthly fees for using amenities. However, you must pay any additional charges for additional parking/pet rent dependent on resident circumstances.
Subletting and short term rentals such as Airbnb, VRBO, etc. are strictly prohibited
We want Palms of Kilani to be as peaceful for all our residents as possible! Building quiet hours are from 10 pm to 8 am. All of our community spaces are ready for your use without any charges!
The upfront costs when you sign a lease include your move-in rent, security deposits, first payment of monthly parking fee, prorated pet rent if applicable, and pet deposit if applicable. If you have any questions about the upfront costs, please contact our leasing office!
